Applying for a Building Permit

Before commencing any construction, alteration, addition, repair, underpinning, demolition, or removal of a building, a building permit must be obtained. This applies to builders and owner-builders alike.

Assessment Timeframes

In accordance with the Building Act 2011, the Town is required to assess applications within the following statutory timeframes (beginning at 12:00 AM the day after a complete application and fee payment is received):

Application Type Assessment Timeframe
Building Permit – Certified (BA1) 10 working days
Building Permit – Uncertified (BA2) 25 working days
Demolition Permit (BA5) 10 working days
Occupancy Permit (BA9) 10 working days
Building Approval Certificate (BA13) 10 working days

If further information is requested during the assessment process, the applicant has 21 calendar days to respond. Failure to provide this within the timeframe may result in the application being refused and fees retained.

In some cases, these timeframes may be adjusted by written agreement between the Town and the applicant.

Fees and Charges

Fees for building applications are payable upon lodgement and vary depending on the type and value of the development. Payment can be made securely online through OneConnect.
