Lodging An Application – Forms And Fees

Every builder and owner builder intending to construct, alter, add to, repair or underpin, demolish or remove an existing building should obtain a permit before commencing that work.

Certificates Of Compliance

Certificate of Design Compliance – New proposed work

A Certificate of Design Compliance is a requirement for all Class 1b and 2 - 9 proposals prior to lodging an application for Certified Building Permit.

A Building Code of Australia (BCA) assessment will be carried out and the CDC will be signed by a registered Building Surveyor stating the building design complies with each building standard that applies to it. There are a number of requirements that must be met to enable the issuing of a CDC. See the relevant checklist for further details.

 Certificate of Construction Compliance – New, recently constructed work

A Certificate of Construction Compliance (CCC) is required for new, formally approved structures and buildings of Class 2 - 9.

It certifies the building has been constructed in accordance with the Certificate of Design Compliance, the Building Permit, all associated plans, specifications and conditions.

The CCC is signed by a registered building surveyor and asserts that the building in its current state is otherwise suitable to be used in the way proposed in the application.

A CCC accompanies an application for an Occupancy Permit for new Class 2-9 buildings (Occupancy Permit is mandatory for Class 2-9) or may accompany an application for a Building Approval Certificate for existing Class 1 and 10 buildings (optional).

Certificate of Building Compliance – Existing building or structure ie unauthorised work or strata application.

A Certificate of Building Compliance (CBC) is signed by a registered building surveyor and is issued for existing buildings such as for unauthorised work, change of use or building classification, strata and approved older buildings and structures.

For change of use or building classification, it confirms the building will perform to the level set for new buildings for the proposed use or building classification, and that it is safe to occupy.

For an approved but older/existing building it confirms the building complies with the building standards(BCA) that applied at the time of its construction. The CBC confirms that there are no obvious departures from the original building approval and that it is safe to occupy.

For an existing unauthorised building it confirms the building meets the standards and will perform to the level set for new buildings.

Fees and levies for applications are payable at time of lodgement. You can determine your application fees by using the fee calculator below. Payments can be made by cash, cheque, credit card or bank transfer. If your option is credit card of bank transfer, please indicate this option with your application and you will be contacted for payment when your application arrives in our office.

Property Enquiries

Any person or business considering the purchase of a property can obtain a building approvals list and details of any health and building orders associated with a specific property.  Where copies of plans are requested, the owner/s of the building must sign the form or provide written consent.
